Here is how tenant cleanout actually runs with us, written out before you call rather than explained on the day. A coordinator surveys the job, we put one price in writing, we protect the route and the piece, we photograph condition before the first lift, and we place everything where you want it.
What is included
- Full clear of the space, not just what is stacked by the door
- Sorting for reuse, donation, and disposal as we go

- Sweep out at the end

What is not included
- Hazardous material: paint, solvents, fuel, asbestos, chemicals, medical waste
- Deep cleaning or sanitising
- Demolition or fixture removal
- Anything requiring a licensed abatement contractor
How to prepare
- Walk the space first and mark anything staying, clearly
- Tell us about anything of value so it is set aside rather than loaded
- Confirm truck access and whether we can park for several hours
- Let us know if the property is occupied, tenanted, or in probate
How we protect it
Cleanouts are still run carefully: protection down on any floor that is staying, nothing dragged, and anything with life left in it separated on the truck rather than crushed with the rest.

One flat rate, written down before anything moves. A coordinator reads the photos and the two ZIP codes, sizes the crew, and sends one number. Not a range and not an hourly meter. Nothing is due up front: you pay after you have walked the rooms with us.
What if the access is difficult?
Tell us before the day and send photos. Side gates, spiral staircases, low clearances and third floor walk ups are most of what we do. A coordinator will say honestly whether it can be done, and the quote reflects the real route rather than a guess.
Can you do it today?
